Velux / Rooflight Conversion Cost

The range of prices you might expect to pay for a velux loft conversion may be in the region of 15-22k + VAT – this includes:

• Construction drawings
• Scaffolding
• Steel beams
• New supporting and bracing rafters
• Flooring
• Stairs
• Velux window
• Fire doors
• Insulation, plasterboard and skim coat finish
• Skirting and architrave
• Electrics and smoke detectors
• Radiator

Basically everything but finished flooring (carpet, laminate etc) and decoration.

Please note - we are not interested in 'bodge jobs' or illegal conversions - all projects must be fully compliant with Building Regulations.

Some 'extra over' options:

• Exterior roofing works
• Bathroom / cloakroom suites
• Painting and decorating
• Moving water tanks and/or upgrading to combi or megaflow cylinder

Dormer Loft Conversion Cost

Let's say you have an 'average width' house of 5-6m and you wanted your loft conversion to include a full width rear dormer for example. The cost for this is likely to be in the region of 25-30k + VAT with the same specifications as above for the velux loft conversion.
